Strong Corners – Differentiated Block
Following the urban planning concept, the prescribed block-edge development is divided into readable, juxtaposed buildings with varying heights and architectural designs. High points at the corners of the block provide the necessary stability to the urban figure. In the southeast, along the neighborhood path, a generous, ground-level incision allows the inflow of cooling night air.

Hybrid Base Level
The exceptionally large room heights on the ground and 1st floors create a “Hybrid Base Level” optimized for diverse use through adaptable room sizes, dissolved support structures, and extensive combination possibilities. Internal stairs also enable the vertical integration of spaces and functions: Work + Living, Sales + Administration, Showroom + Creative Area, and much more.

TOWNHOUSE
Hybrid Use – Ingenious Access
An appropriately proportioned, mixed-use commercial and residential building with clear separation of use and access: The lower four floors of the building are commercially used, while the upper three levels are residential. Both usage areas have separate access zones on the ground floor and are vertically accessed through independently intertwined staircases, saving space.

OPEN SPACE
Forest Edge as Organizing Element of Open Space
A gently curved woodland area with a generous and relaxed appearance naturally divides the various spatial demands of the residents and the kindergarten. An open space element that shields without separating and benefits everyone: people and animals.
THE PLUS FOR ASPERN
Contributing to Biodiversity
Facade and roof greening physically connect with the large open space element of the forest edge. Together, they make a significant contribution to the biodiversity of Seestadt. Species-appropriate nesting aids and feeding areas, as well as insect hotels, are intended to provide habitats for birds, bats, and insects, thereby raising children’s awareness of this issue.
